Questions
Start with scope alignment: do all three bids cover the same work? Look for exclusions, allowances, and 'owner-furnished' line items — these are where estimates diverge the most. Our bid comparison guide walks through a line-item translation method to put bids on a common basis.
A valid CSLB (Contractors State License Board) license means the contractor passed a trade exam and carries required insurance. It does not guarantee workmanship, timeline, or communication quality. Check license status at cslb.ca.gov before any signed contract.
For single-trade work (plumbing, electrical, roofing) under $10,000, direct hire is often more efficient. For multi-trade projects — anything touching multiple systems or requiring permit coordination — a GC typically reduces scheduling risk and permit liability.
For a full kitchen gut, expect 8–14 weeks from permit issuance to completion. LA Department of Building and Safety permit timelines currently run 4–10 weeks for residential remodels. We surface current LADBS queue estimates in our timeline tool.
